Review & approval of exterior improvements and modifications at South Pointe
The Building Control Committee (BCC) is a three-member committee appointed by the Board of Directors of the South Pointe Property Owners Association. Per Declaration §VIII.C, all buildings, structures, and improvements must receive written approval from the BCC before any work begins.
This process protects property values, ensures improvements meet community standards, and keeps South Pointe a beautiful place to live. Unapproved modifications remain subject to remediation requirements enforceable against the Unit Owner.

Any exterior modification or new structure requires written approval before starting. Common examples include:
Roof replacement or significant repairs, changes in roofing material, color, or style.
New driveways, driveway replacements, expansions, or changes in material (concrete, asphalt, pavers, etc.).
New decks, patios, pergolas, gazebos, screened enclosures, or modifications to existing outdoor structures.
Home additions, garages, or any new permanent structure on the property.
Changes to exterior paint, siding, brick, stone, or accent color schemes (per Declaration §VIII.C).
Retaining walls require BCC approval. Fences and privacy walls are generally not permitted; an exception may be considered for fencing around an approved in-ground pool, subject to BCC and Board of Directors approval.
Significant landscaping changes, grading, drainage alterations, or large plantings that affect neighboring lots.
Solar panels, satellite dishes over 18", generators, HVAC units, pools, or any alteration to the property exterior.

Complete the form below with your contact info, property address, and a description of the planned improvement. Include any plans, drawings, or materials information.
You'll receive an email confirmation that your request was received. The BCC will be notified immediately and your request will be assigned a tracking number.
The Building Control Committee reviews your application. They may request additional information or photos. The BCC has 30 days to respond.
You will be notified by email with an approval or denial. If approved, you may proceed with your project. Keep a copy of the approval for your records.
